Signs Your Grand Rapids Windows Are Failing
Published July 1, 2026

Most window trouble announces itself long before the glass actually breaks. If you learn to read the early signs, you can plan a fix on your own schedule instead of scrambling through a Kent County cold snap. Here is what we look for when we walk a home in neighborhoods like Eastown and Heritage Hill.
Fog or Haze Between the Panes
A double-pane window has a sealed insulated glass unit with argon fill between the panes. When that seal fails, moisture creeps in and you get a permanent haze that no cleaning will remove. The argon is gone, the insulating value has dropped, and the glass unit needs to be replaced. This is one of the clearest signs a window has reached the end of its service life.
Drafts You Can Feel With Your Hand
On a windy day, run the back of your hand around the sash and the meeting rail. If you feel cold air moving, the weatherstripping or the seal has failed. A little air sealing can help a sound window, but when several windows leak at once and the frames are old, replacement usually pays off faster than chasing each draft with caulk.
Sashes That Stick or Will Not Stay Up
Windows painted shut, broken balances, and sashes that slide down on their own are common in homes built before the 1970s. Sometimes a new balance is all it takes. When the frame itself is swollen or racked out of square, though, a new unit is the more reliable answer.
Rising Heating Bills
If your furnace runs longer every winter and the rooms still feel cool near the windows, the glass may be the leak. Moving from old single-pane or tired double-pane units to sealed, low-E glass makes a real difference on a Grand Rapids heating bill. Our page on energy-efficient windows walks through the U-factor and SHGC numbers that matter for this climate.
Rot, Soft Wood, or Water Stains
Press on the sill and the lower frame. If the wood is soft or you see staining on the trim below, water is getting in and the framing may be compromised. That is a sign to look at full-frame replacement so the bad wood and flashing get repaired, not covered up.
What to Do Next
You do not have to guess. A careful in-home measure sorts the repairs from the replacements and gives you a written plan with real numbers. If a few of these signs sound familiar, contact us and we will take a look.
